Forming a community focal point for north west Sydney, The GPT Group’s $470
million Rouse Hill Town Centre officially opened recently delivering the features of
a true civic centre. It combines the traditional streetscape of a contemporary town
with community spaces and the convenience of the latest shopping, dining and
lifestyle choices.
RETAIL AND COMMERCIAL MIX
Although Rouse Hill Town Centre in many
ways is different from a typical regional
shopping centre, it still relies on critical
retail fundamentals: Strong, well located
majors, good accessibility, convenient car
parking and a good retail plan.
Consistent with the demands of the trade
area, the retail mix includes a strong
focus on quality fresh food, eating options
and homewares, with fashion, lifestyle and
entertainment elements.

provide shade and protection from the sun

artificial lighting requirements

supermarkets Coles and Woolworths and
a local farmers market will run every
fourth Saturday of each month.
INVESTMENT
The GPT Group has spent $470 million
creating Rouse Hill Town Centre, which
the Group owns and manages. Rouse
Hill Town Centre is anticipated to deliver
a yield on cost of 7 per cent, with strong
forecast growth.

Rouse Hill Town Centre, the GPT Group
believes that a healthy environment and
society can be achieved through a long-term
commitment and shared responsibility.
That’s why we have undertaken a range
of unprecedented measures to ensure
Rouse Hill Town Centre can be enjoyed
by current and future generations with
minimal impact on the environment.
• The overall environmental impact Rouse
Hill Town Centre and its tenants will have
on the planet is expected to be 25 per cent
less than a standard regional shopping
centre, using 60 per cent less water and
40 per cent less energy
• The installation of a 150,000 litre water
tank at the site means we expect to
collect enough water for approximately
20 per cent of the Rouse Hill Town
Centre’s needs, including amenities,
cooling towers, garden management and
washing facilities
• Connection to Sydney Water’s Rouse
Hill Recycled Water Scheme, a nonpotable water supply
• A central air conditioning plant helps
achieve a 50 per cent reduction in energy
use for air conditioning
• Energy efficient lighting has been
installed in public areas and tenancies
• Large common areas are naturally
ventilated, which significantly reduces
energy use
SOCIAL WELLBEING
Healthy Town Walk
A self-guided ‘eco’ footprint tour of Rouse
Hill Town Centre that highlights the town
centre’s ESD features.
Interpretive Trail:
An educational trail throughout the town
centre provides interactive games for
children with lessons about the
environment.
Connecting people to jobs:
With approximately 3,000 jobs having
been created with the arrival of Rouse
Hill Town Centre, the GPT Group is
connecting people to jobs through the
Rouse Hill Town Centre website that
allows retailers to advertise positions
for free. Tied into this opportunity is
the ability to promote on-site learning
centres and use of the library to further
improve the skills of job-seekers.
TRANSPORT
The bus transit centre, located on the
North-West T-Way and linking Rouse Hill
Town Centre to Parramatta, Blacktown
and Parklea. A Green Travel Club supports
Rouse Hill Town Centre’s commitment to
get people to think about how they can
reduce their impact on the environment.

personalised travel plans.
